Loan to Value
LTV (Loan to Value) is the share of a property's value a lender will finance, shown as a percentage. If a home is valued at ₹50,00,000 and the lender offers 80% LTV, the loan is ₹40,00,000 and you fund the ₹10,00,000 balance plus stamp duty and registration. RBI caps LTV by loan size — broadly up to 90% for smaller home loans and lower for larger ones. The valuation is the lender's own, not the seller's asking price, so a conservative valuation raises your down payment. Sanction is at the lender's sole discretion.
